Application Process

We offer quality homes available for lease in Orange County and surrounding areas. Our goal is to provide our Tenants with an excellent renting experience. You can learn more about the application process here.

The Application Process

A completed application is required from each person over the age of 18 who intends to reside at the property. All applications are completed online. Payment is required before we will process the application. Applications are processed in the order in which they are received for each property.


We require a $40.00 fee for each application submitted, and separate applications are required for married applicants. The fee is non-refundable once the application is processed.

Required Documents

With each application include copies of the last two (2) paycheck stubs. If applicant is self-employed, a copy of last year's tax returns that verify stated employment. Copy of Driver's License and copy of Social Security Card.

Qualifying Criteria

To qualify, the household must have a verifiable gross income equal to or greater than 3 times the monthly rent, along with good verifiable rental history and credit for each applicant. We do verify all information. If you do not qualify based on our stated criteria, the application fee will not be refunded.

Renters Insurance

Renters Insurance is recommended and a copy of your insurance policy and number should to be on file with Hallmark Property Management. Hallmark Property Management should be listed on your declaration page. $100,000 Limit of Liability for Lessee’s legal liability for damage to the landlord’s property for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and water damage.

Other Considerations

All lease agreements are written for a period of one year.

Once an application is approved, only a signed lease agreement and security deposit (cashiers check or money order) will hold the property.

Keys will be transferred no earlier than the established date of occupancy, provided that the first month's rent and the security deposit have been received in the form of a Cashier's Checks.

Pets are considered on a case by case basis and additional deposits will be required. Dangerous dog breeds will not be accepted on any property. Pet deposit is $500 per pet (where pets are allowed) and must be collected prior to move-in.

If your application on a specific property is not accepted, you may use your same application to apply for other properties at Hallmark Property Management without an additional fee, for 30 days.

An approved application for one property, may not necessarily mean approval is guaranteed for another property.

If the property rents before your application is processed, the application fee will be returned to you, or you may transfer your application to another available property.

An application will only be processed when it is fully completed and the fee has been paid.

Subject to Denial

In addition to the application requirements listed above, your application is subject to denial if any of the following have happened to you within the past 7 years:
  • Eviction(s).
  • Certain Felony Convictions.
  • Unpaid debt or collection from a bank, lender, collection agency, previous property owner, manager, or landlord type agency as reported on applicant’s credit bureaus or otherwise disclosed.
  • Poor rental references from any past landlord.


Applicant authorizes landlord and landlord's agent, to at any time before, during, or after tenancy, to: 

  • Obtain a copy of Applicants Credit Report
  • Obtain a Criminal Background Check related to Applicant and any Occupant
  • Verify any Rental or Employment History or verify any other information related to this Application with personal knowledge of such information.

Notice of Landlord's Right to Continue to Show Property

Unless Landlord or Applicant enter into a separate written agreement otherwise, the Property remains on the market until a lease is signed by all parties and Landlord may continue to show the Property to other prospective tenants and accept another offer.

Applications are typically processed within 24-48 hours. The more complete your application, the faster we can process it. Please be sure to attach or add any information that is relevant to the verification of income, employment, credit, and rental history. When you are submitting your application on-line, you will have option to attach required documents with your application. You may also scan and email, or fax additional information to us. Please reference the property address in a cover sheet or the subject line.
